The best time to build a maintenance schedule is right now, because it forces a useful audit of your property's current state.

Work through the task list and for each one, answer two questions:

When was this last done?
How often does it need doing?

For some tasks you'll know exactly — the boiler engineer left a sticker, the invoice is in your email. For others you'll have to estimate ("the gutters were done the autumn before last, so probably October 2024"). That's fine. An approximate last service date produces an approximate next due date, which is better than no date at all.
